    Design coordination & engineering

    We work with your architect (or recommend one from our network) on plans that fit your budget and lot. Structural engineering, MEP coordination, and permit-ready drawings — produced from the real site data, not assumptions.

    Engineered proposal & contract

    You get a detailed scope of work, material take-offs, a schedule built from real construction sequencing, and a fixed price. Not a per-square-foot range that adjusts after demo.

    Permits & mobilization

    We handle Miami-Dade building, zoning, MEP, and any environmental or HOA approvals. Site preparation, utilities, foundation layout — coordinated as a single sequence.

Costs are driven by lot conditions (flood elevation adds 10-15%), finish level, structural complexity, and permitting timing. How long does new construction take in Miami?
Typical new construction in Miami runs 14-22 months from contract signing to certificate of occupancy. Design and permitting takes 4-8 months (longer for waterfront, historic, or flood-zone properties), site prep and foundation 2-3 months, and vertical construction through final inspection 8-12 months. Miami-Dade permit review is the most common cause of schedule slippage.
Do you build in flood zones and on waterfront lots?
Yes. Much of Miami-Dade is in FEMA-designated flood zones, and many of our active projects are on waterfront or near-waterfront lots. We handle FEMA elevation certificate requirements, FBC flood-zone construction, and the High-Velocity Hurricane Zone (HVHZ) requirements that apply across Miami-Dade and Broward. Waterfront construction typically requires additional environmental permitting and adds 2-4 months to the schedule.

No. We work both ways — with architects you've already engaged, and as design-build when you'd prefer a single team.
